Why I Have No Interest in Becoming a Real Estate Billionaire and What I Do Instead

I do residential and light commercial flips, rehabs, remodels, and repositioning. Some multifamily under 30 units and a few larger office projects. That is the scope of what I do and I am completely at peace with it.

I work for myself and I like it that way. No big office. No large staff. No overhead that requires me to chase volume just to keep the lights on. I do not want or need any of that for the kind of work I actually enjoy doing.

What I enjoy is finding something other people see less value in than I do and maximizing what it is worth. That is the whole thing. Buy it right, improve it intelligently, sell it at what it is actually worth. Repeat.

I have no interest in becoming a billionaire. I have been on the version of that path that requires working 16 hours a day and I can tell you with complete certainty it sucked. There is a point where the size of what you are managing stops feeling like success and starts feeling like a different kind of trap.

Think about what being a billionaire actually requires. You build a business large enough to make you a billionaire. Then you have to manage the business of being a billionaire. You pay people to do everything. You pay people to manage the people managing the people at the different properties and businesses and investments. You pay someone to manage your personal life because you no longer have time for it yourself. You have a third home somewhere with an omelet maker you have never met who may or may not be stealing your good socks.

That sounds exhausting.

If I want to ski in Vail for a month I flip a house and pay for it. I look for deals while I am there. Maybe I wholesale something and put cash in my pocket. I come home when I feel like it.

That is the life I actually wanted when I got into this business. Took a while to stop chasing the version that looked impressive and start building the version that felt right.

Turns out they are not the same thing at all.
