LITE version of a walk-through check list

“Inspection check list- LITE version”

  1. Outer envelope i.e. Roof, windows, siding.

  2. Look at the foundation and signs for damage.

  3. Check the electrical box and check to see if they have GFCI's.

  4. Run all the water in the sinks / showers to make sure they drain and don't leak. You can also test the hot water at the same time.

  5. Test the ac/heat systems by turning them on and letting them run. (good time to check year of inside/outside unit and seer rating)

  6. Look for mold issues by checking under cabinets and in access panels.

  7. Look in the attic to see if you can see past roof leaks, signs of past fire damage, condition of duct work and insulation, and check to see if any of the framing looks twisted, rotted, or improperly done.

  8. Its also a great time to take note of any additional prep work the property might need beyond the typical scope of work. i.e. mold requires cleaning and repair before painting. Wall paper is pricey to pay to have removed and kitchen ceilings can be greasy and require cleaning and several coats of primer to cover.
