Flashlight: A flashlight can be helpful for inspecting areas that are dark or hard to see.

Ladder: Depending on the size of your property, you may need a ladder to access higher areas or to inspect the roof. (please note that MOST fall injuries in the U.S. happen at home on a ladder. Be careful)

Digital camera: A digital camera can be useful for taking pictures of any issues you find during your inspection. This can be helpful for keeping track of what needs to be checked and for showing to contractors or other professionals if necessary.

Property maps, floor-plans, and documents: It can be helpful to have copies of your property maps and any other relevant documents, such as your home's floor plan or a survey of the property.

Basic hand tools: You may need a variety of basic hand tools, such as a screwdriver, pliers, and wrenches, to gain access to spaces or adjustments.

Protective gear: Depending on the type of inspection you are conducting, you may need protective gear such as gloves, safety glasses, or a hard hat. (same cases breathing protection and full body/head protection is suggested.)

Digital inspection tools: There are a variety of digital inspection tools that can be helpful for inspecting your property. Some examples include a FLIR camera for detecting heat signatures, a moisture meter for detecting moisture in walls or other building materials, a gas leak tester for detecting gas leaks, a water pressure tester for checking the water pressure in your plumbing system, and an electrical tester for checking the electrical wiring in your home.

Professional inspection report: If you are concerned about any issues on your property or are considering purchasing a new home, it may be a good idea to have a professional inspection done. A professional inspection report can provide a detailed assessment of the condition of the property and highlight any potential problems.
