I could list at least a dozen people who presented themselves as real estate professionals and ended up in court or jail for fraud in the last two years alone. Not small time operators. People with followings, programs, and confident answers for everything.
The pattern is almost always the same.
They have a secret sauce. A system. A method that works so well they are willing to teach it to you for the right price. The explanation of how it works is vague enough that it sounds sophisticated but never quite adds up when you think about it too carefully. The confidence is high. The specifics are low. And the offer to teach you is always right there waiting.
The ones who fall are almost always the flashy ones. The ones who built their reputation on the presentation of expertise rather than the actual practice of it. Ego does a specific kind of damage in this business. It makes people forget to actually get good at the thing they are claiming to have mastered.
I know a lot of real professionals in this space. Genuinely good people who work hard every day and are legitimately impressive at what they do. The ones worth learning from are almost never flashy about it. They will tell you how they do things honestly and without gimmicks. They want to make money and they will tell you how. That transparency is what separates them from the ones currently explaining their business model to a federal judge.
Gimmicks are just marketing. Painting your front door red gets attention. But if someone walks inside and finds a wreck they leave and tell people about it. Now you need a new coat of paint and a worse reputation than you started with.
I am an expert in what I do and I will tell anyone who asks exactly how I do it. I will also tell you openly that in the totality of this business I know very little. What I know well I have earned through 25 years of doing the work. Everything outside of that I rely on people who have spent their careers mastering their own specific piece of it.
That combination, deep expertise in a specific area and honest acknowledgment of everything outside it, is what actually produces results over a long career. The secret sauce people are always selling the sauce because making the sauce stopped working a long time ago.
