Hard money is 100% asset based. (no credit check or personal guarantee.)

Your rate varies based on experience. (as it should be)

Make your scope of work based on payment timing for repairs.

If they need more than 2 points and closing cost down its not a deal.

Dont brush off the ease of the loan, treat the payments serious and pay early. (build a relationship of you being the one to loan to.)

FINISH THE JOB and do not complain to your lender. They aren't your consul. They want to hear "I got this, easy."

Take tons of pictures before, during, during, during, and after to show your next lender of the hard money.
