Being your own GC might cost the same as hiring one. But...it's probably worth it.
Might I suggest being your own GC for your first deal. Regardless you need to be VERY hands on to insure you are learning as much as possible and you can hire pro's (inspectors, project managers, estimators, etc) for around the same cost as the GC. BUT you will learn FAR more and likely ensure you are successful, where as you are leaving a lot of that in another persons hands IF (and only if) you aren't 100% sure about your GC.
Note- I used to be a GC, I now hire GC's. GC's aren't bad. Its just not the best option for beginners.
