When I make an offer to buy real property, it’s not about outsmarting someone or flexing my market acumen—it’s about ensuring fairness and transparency for all parties involved. The numbers don’t lie, and they certainly don’t play favorites.

A successful deal isn’t about winning at the expense of others. True success, the real flex, is in creating win-win situations. That’s where math comes in. It’s my moral compass, ensuring that both I and the seller benefit fairly. Every cost is factored: trades, repairs, and comparable sales (comps). There’s no room for manipulation—any deviation only leads to my own downfall. Math keeps the process honest.

Before the ink dries on a contract, the outcome is already determined by the numbers. The offer I make is based on a simple, proven formula:

Offer Price = 65% of After Repair Value (ARV) - Repair Costs

ARV: What the property will be worth once it matches the standards of neighboring homes.

Repair Costs: Actual expenses, calculated with precision by trusted tradespeople.

This approach ensures the deal is fair and profitable for everyone involved. There are no hidden variables, no inflated costs, and no room for ego-driven decisions.

Every calculation is a commitment—to myself, the seller, and the market. I’m not gambling; I’m investing with clarity and integrity. Math ensures that the price I offer reflects the property’s true potential, not just my ambition.
