It starts with real evaluations.
Not back-of-the-napkin numbers or broker optimism, but a sober look at the asset: condition, deferred maintenance, capital needs, operational inefficiencies, and where value is actually trapped. The goal isn’t to justify a deal, it’s to qualify it.
From there, guidance turns into strategy.
What improvements matter? What’s noise? Where does capital create leverage versus just expense? Most investors overspend in the wrong places because no one tells them what not to do.
Then comes project management and oversight, the part everyone underestimates.
Timelines, scopes, sequencing, budgets, and accountability. This is where ROI is either protected or destroyed. I don’t swing a hammer , I make sure the right hammers swing at the right time, for the right reason.
