After 20 years as a general contractor and 15 as an investor here is what I actually know to be true.
How ignorant someone is to the realities of this industry is 100% a choice.
Being taken is 90% people wanting something without working for it or paying what they knew it was worth.
Pro and mentor are both things claimed far too often by people who are neither.
There are those who find problems and those who find solutions.
Excuses and blame don't fix anything.
Win-wins require working with people of integrity.
If the masses are doing something you probably should find another path.
Clichés are everywhere. Few have substance.
Facts matter if you care about the truth.
Time is far more valuable than money and that's rarely talked about.
There is a lot of negativity in this business. A lot. And there are a lot of people tossing out shiny lures that look like an easy route for those who are too busy surviving and trying to thrive and just want a break from the grind.
It's not actually that complicated though.
Find a property that is undervalued and figure out a way to work with the owner to capture that value. Either through a partnership or a buyout. Do the work most people won't do. Have the conversations most people avoid. Follow through when most people disappear.
Being an entrepreneur means learning that every rejection is a step closer to your goal and not a reason to quit or look for an easier path. The easy path is always the most crowded and the least profitable.
Twenty years of doing this has taught me that the people who make it aren't the smartest ones or the ones who started with the most money. They're the ones who kept going after everyone around them stopped.
