The Only Two Numbers That Actually Matter in Real Estate Investing and How to Find Them
Real estate success comes down to two numbers. What your end product is worth and what it will cost to get it there. That's it. Everything else is noise.
Those numbers are not a secret. They don't require special skills or insider connections or years of experience to find. They require work. The willingness to sit down, do the research, talk to the right people, and verify what you find before you act on it.
Professionals can tell immediately who has put in that work and who hasn't. It shows up in every conversation, every offer, every question asked. You either know your numbers or you don't and there's no faking it in front of someone who does.
So here's where to start.
Find a property and work it out as if you're already in control of it. Look at comparable properties around it that have recently sold. Same bedrooms, bathrooms, and square footage, similar finishes. That gives you your after repair value. Now figure out what it costs to get the property to that standard.
Google can get you in the ballpark on renovation costs. A professional can get you the actual number. And there is a meaningful difference between a professional providing actual cost and a contractor providing an estimate. One is based on knowledge and experience. The other is based on whatever makes the job sound appealing enough to win.
Even if you do all of that and the deal is solid and you're still too scared to pull the trigger, you have options. Wholesale the property. Make a few thousand dollars, go find another one, and keep building your knowledge until you feel ready to take the next step. There is no shame in that. It's a legitimate path forward.
This is not easy and it is not fast. That's precisely why there is real money in it for the people willing to do what everyone else won't.
Control yourself. Control the information you accept as fact. Control the return you get on your most valuable investment which is your time.
Everything else follows from those three things.
