Why Real Estate Investors Lie to Themselves About Deals, And How to Avoid It

One of the most expensive mistakes a real estate investor can make has nothing to do with the market, the interest rates, or the contractor. It happens before any of that, in the quiet moment when an investor looks at a property they want to work and starts choosing numbers that support the outcome they want instead of the outcome that's actually there. I've seen it hundreds of times in Houston. Comps that don't compare. Repair estimates that couldn't cover materials let alone labor. ARVs built on hope instead of data. And every single time, it ends the same way.

How Emotional Investing Actually Costs You Money

The problem with emotional attachment to a deal isn't just that it clouds your judgment, it's that it clouds your numbers. And in real estate, bad numbers don't just cost you profit. They can cost you everything you put in.

Here's what emotional separation actually looks like in practice:

You walk a property and you like it. That feeling is fine, but the moment you start adjusting your repair estimate downward to make the deal work, or reaching for comparable sales that aren't truly comparable to justify a higher ARV, you've stopped investing and started gambling.

The discipline to walk away from a deal you want because the numbers don't support it is the single most valuable skill in real estate investing. It took me years and a lot of expensive lessons to develop it fully.

I have never needed to under play repairs needed or to fluff up the value of a property to make money. I just buy things that I know I can afford to fix right and pay ethical people a living wage. I want to be adding value to the world, my community, and others lives. I enjoy that I can, because I choose, to do it in a moral way that is also amazing at rewarding me financially.
