The Investor Who Lost Two Million Dollars and Still Hadn't Given Up: A Houston Story

I run into problem properties all the time. Sometimes I can help. Sometimes I give a few tips and send thoughts and prayers and move on.

But every once in a while I meet someone who stops me.

Not because of the property. Because of who they are.

Some investors are genuinely gifted at finding deals, reading numbers, or selling anything they touch. But the construction and rehab side of the business is a completely different skill set and trusting the wrong people for those numbers has derailed more good investors than any bad market ever has.

I met a guy recently who spent the better part of ten years trying to recover from losing over two million dollars. His money and his mother's money. Someone he met at a real estate club convinced him and a group of others that he was a developer. You can probably imagine how that ended.

Most people in that situation either quit entirely or become so bitter and guarded that they can't work with anyone anymore.

This guy hadn't quit. Hadn't lost faith in people either. Which is honestly remarkable given what he had been through.

He let me look at a rental he wanted to liquidate. We went through it together, figured out how to maximize its value, and both walked away with a profit.

That deal only worked because he was honest about where he was, open about what he needed, and completely free of the greed that kills most partnerships before they ever produce anything.

It takes a specific kind of confidence to operate that way. Not arrogance. The quiet kind. The kind that comes from knowing that no matter what problems show up you can find the solution that ends in a win for everyone involved.

That is the only kind of partner worth working with. And when you find one it does not matter how complicated the project is.

It is just two people solving a problem together.
