Why I Won't Refer My Contractors to Strangers and What Real Referrals Actually Look Like
I get messages pretty regularly asking me to refer out contractors, wholesalers, hard money lenders, realtors. From people I have never spoken to before. Sometimes in the same message.
I understand why people do it. Everyone in this business knows that the right referral can change everything. But you cannot build a real business by emailing strangers and asking for favors before you have ever done anything for them or with them.
A referral is not a directory listing. When I refer someone to one of my trades I am putting my name on that interaction. If it goes sideways it reflects on me. I am not going to do that for someone I met five minutes ago regardless of how nicely they asked.
Here is what I actually do.
When I find someone who works hard, shows up when they say they will, and takes pride in what they do I refer them to everyone I know. Not because they asked me to. Because I genuinely want to see people who earn it get more of it.
I have watched trades go from one truck and a prayer to multiple crews and more work than they can handle. I was a small part of that. Being there from the beginning and never burning them built a loyalty that no contract could create.
That is how referrals actually work. They are earned over time through demonstrated integrity on both sides. Not extracted through a cold message to someone who has no idea who you are.
One thing I use to qualify whether someone is actually an investor yet is simple. Do you have any trades in your pocket. Not names you found online. People who will answer your call because of the relationship you built with them.
If the answer is no you are not an investor yet. You are someone who wants to be one. Nothing wrong with that. But be honest about where you actually are and start building the relationships that will eventually make the referrals possible.
There are no shortcuts to that part.
